Overview

Senior Living Residences (“SLR”) is seeking a full time Director of Building & Grounds to support Forestdale Park, a brand new assisted living and memory support community in Malden, Massachusetts. Forestdale Park is a Volunteers of America Massachusetts Senior Community expected to open in February of 2018. This position would be essential in preparing the community for a successful opening and will have an expected start date in November 2017.

Responsibilities

Responsibilities include

  • Managing, directing and supervising all department staff including maintenance technicians and housekeeping/laundry associates and enforcing staff compliance with all safety rules and regulations
  • Recruiting, interviewing, hiring, training and conducting performance reviews for all employees of the maintenance department
  • Performing hands-on maintenance and repair work as required and directing maintenance technicians in the performance of maintenance and repair work
  • Effectively managing/conducting service and maintenance requests from residents, maintaining the landscaping and overall look of the community, keeping building interior and exterior in good repair and ensuring that the building is properly cleaned
  • Planning, scheduling, directing and supervising ongoing and preventive maintenance programs including HVAC, plumbing, water, gas, electrical, mechanical, sprinkler/fire alarm systems, emergency lighting, communications, carpentry, painting, plastering, refinishing and similar work
  • Scheduling repairs and routine maintenance of all institutional equipment, appliances and vehicles, including the community van
  • Scheduling and conducting work (and/or supervising workers/contractors) for apartment turnovers with rapid turnaround, ranging from refurbishing kitchenettes and installing new carpet to simple paint touch-ups
  • Monitoring and managing the department budget
  • Attending all community, department and department head meetings as required.

Qualifications

  • Knowledge of safety regulations, state/federal codes and safe work practices, budget development and fiscal management
  • Experience in plumbing, HVAC, electrical, carpentry, painting and preventative maintenance. 
  • Knowledge of methods, materials and equipment used in various building construction and maintenance trades, custodial, grounds, vehicle and equipment maintenance areas and a proficiency with hand and power tools, carpentry, plumbing, electrical, equipment repair, and painting.
  • Proven ability to organize and manage multiple priorities; strong attention to detail and accuracy; persistent follow‐through skills, 
  • Proven ability to take initiative, solve problems, work effectively with others, and have a willingness to contribute ideas to assist in process improvement
  • Basic computer skills - Word, Excel, Email etc. - and the ability to learn new technologies is necessary
  • Outstanding communication skills and the ability to interact positively with staff, residents, family members, visitors and vendors. Ability to communicate clearly and effectively in English, both written and oral
  • Heavy lifting and moving; requires physical ability to lift up to 50 pounds on a regular basis and up to 75 pounds as needed
  • Acute sense of responsibility and moral integrity; sincere desire to work with elderly residents and ability to relate well with residents under all conditions in a pleasant, patient and tactful manner; compassion and patience essential; level-headed and calm in emergencies
  • Leadership skills with the ability to work effectively with others and promote a culture of teamwork, cooperation, enthusiasm and customer service; be willing to perform nonessential duties as needed, in order to contribute to the community’s atmosphere of team spirit

All candidates must

  • Be available to be on call for emergency repairs and clean-ups at ALL times of the day/evening/night
  • Possess a minimum of 3 years' experience in a similar position with at least 1 year management experience
  • Have a high school diploma or equivalent certificate, technical school background preferred
  • Maintain a valid driver’s license with driving record in good standing
  • Background checks will be conducted prior to employment
